Foreign National Mortgage Requirements

Prepare for a Foreign National DSCR loan review.

Start with the records you already have. The mortgage desk confirms the document list for your property, financing request, ownership plans, and investor profile.

Core documentation categories

What to gather for your loan review.

Keep documents complete and readable, and ask which statements, translations, or updates are needed before arranging them.

01

Identity and status

Valid passport and applicable identity, residency, visa, or entry documentation as requested for the scenario.

02

Assets and reserves

Recent asset statements and a clear source-of-funds trail may be required for the down payment, closing funds, and post-closing reserves.

03

Property and transaction

Purchase contract or current mortgage details, property insurance, taxes, association dues, appraisal, title, and escrow information.

04

Rental income

Lease, market-rent schedule, operating history, bank deposits, or approved short-term-rental analysis depending on the property and transaction.

05

Credit and housing history

A U.S. credit score may be used when available. No-score pathways may be eligible; relevant housing history, references, identity, assets, and the complete property scenario still require review. Learn how a no-U.S.-credit-score review works.

06

Entity documentation

Articles, operating agreement, EIN, ownership records, good-standing evidence, and signing authority when an eligible entity will hold title.

Important

Country, identity, legal, and program eligibility are reviewed confidentially under applicable U.S. requirements and current lender guidelines. The preliminary website form does not make or display an automated eligibility decision.

Requirement questions

Common points that affect preparation.

Can I use funds held outside the United States?

Tell the mortgage desk which country and institution hold the funds and whether a transfer is planned. The desk must confirm acceptable accounts, source-of-funds records, currency documentation, and any transfer or timing requirements for the proposed lender. Keep statements and transfer records available.

Do documents need to be translated?

Tell the mortgage desk which documents are in another language. Confirm the proposed lender’s translation and certification requirements before ordering a translation.

Should I buy in my name or through an entity?

Share your intended ownership structure before closing documents are prepared. The mortgage desk confirms program requirements, and title confirms how ownership and signing authority must be documented. Ask your own legal or tax adviser about the ownership structure that fits your circumstances.

Can I sign closing documents from another country?

Tell the mortgage desk and title or escrow team where you expect to be at closing. They must confirm which signing and identity-verification arrangements the lender and title provider will accept for that location. Remote or overseas signing is not guaranteed.

How many months of reserves are generally required?

Reserves are funds available after closing. The required amount is confirmed after reviewing the loan purpose, property, monthly housing expense, liquid assets, and current program guidelines.

Are gift funds allowed?

Gift funds may be considered when the borrower contribution, source, transfer, and documentation meet applicable requirements.

How old can documents be?

Document-age requirements vary by item and closing timeline. Updated statements or supporting documents may be requested before closing.

Are prepayment penalties possible?

Business-purpose prepayment-penalty structures may be available where permitted, but state, vesting, unit count, loan amount, and current law can restrict or prohibit them.

Is an appraisal required?

A full property appraisal and additional appraisal review are generally required. A second appraisal or other valuation review may be required depending on the loan size and current program rules.
